A Real Estate rebate, often referred to as a third party contribution or Interested Party Contribution (I.P.C.), can be a valuable resource for Florida Real Estate buyers. This rebate is applicable in transactions where a buyer agent rebate or commission rebate is involved, allowing buyers to benefit from contributions made by those with a financial interest in the deal, such as a Florida realtor or developer of new construction homes.
I.P.C limits are based on the lower of the appraised or sale price. For example, if you are putting 9% down on a Conventional loan, the IPC limit is 3% from all parties involved. If you are putting down 10-25%, the limit increases to 6%, and for down payments above 25%, it rises to 9%, assuming the property appraises at the selling price. This is just one limit; there are others to consider.
All interested parties must agree to The IPC. For example, there are a few builders that do not allow third-party contributions, which can impact the potential for a buyer agent rebate. One of those builders is GL Homes. Additionally, some builders restrict these contributions in certain divisions within their company; for instance, the Pulte Group in SW Florida does not allow IPC.
No, separate guidelines apply, as the federal, state, and mortgage companies each have their own regulations. A mortgage company at closing may require a buyer's signature acknowledging that they will not receive anything after closing.
This link goes directly to the Fannie Mae article on IPC, which is essential for Florida real estate buyers agent looking to understand the implications of buyer agent rebate and commission rebate in their transactions, especially when considering new construction homes.
The IPC can be applied towards different expenses depending on the TYPE of mortgage, whether it’s FHA, Conv., or VA. Each of these mortgage types is unique.
